CURVED COASTAL DEVELOPMENT

This development investigation was inspired by the coastal shapes around it. The sinuous shapes are practical allowing offset views and privacy. They blend the varied angles of the street boundaries. Designed with an explorative spirit this property study sought to maximise frontage and views. Often the challenge of coastal design on a slope is to overcome long slithers of apartments with dark rooms buried at the back. The configuration allows for pools on all units.

Set on a prestigious road in Camps Bay - this large property has been subdivided. We explored alternatives to set the subdivision lines and opted for a panhandle which allows maximum design for width to view. The upper property benefits from use rights on the concrete roof of the lower property for gardens and pool. This extends the actual usable and saleable footprint considerably. The 2 subdivided properties can both have single or double dwellings. The present configuration has a large luxury home on the upper property and a double dwelling on the lower property. We are busy with the alternative of 2 dwellings on each - a total of 4 units.

We were briefed to design maximum bulk possible. The steeply sloping site overlooking Tyger Waterfront abuts the Bellville golf course and has lovely views in all directions. Using our Revit software we are able to create modular block 3 D diagrams. These assist with understanding the initial massing of the building.
